Tristão Vaz

The project aimed to rehabilitate a three-bedroom apartment (T3) located on the second floor of a duplex building in Restelo, Lisbon. Built in the 1970s, the building features a conventional layout. The living rooms face west towards the street, while the service area and kitchen overlook the inner courtyard to the east. From the entrance area, access is also provided to the apartment’s private area, which consists of three bedrooms and two bathrooms. Both facades include balconies in the social areas of the living rooms and the kitchen.

In the 1990s, the apartment underwent a renovation. The balconies were enclosed with windowed enclosures, and the floors and wall coverings were replaced with low-quality ceramic materials, poorly installed.

With the change of ownership, a new programmatic redefinition emerged, along with the desire to enhance the apartment’s value.
The building’s concrete structure allowed for greater spatial flexibility by removing some non-structural brick walls. The main objectives were:

– Establishing a stronger connection between the kitchen and the living rooms, creating a more open social area.

– Enhancing natural ventilation between opposite sides of the apartment and improving natural lighting.

– Removing the windowed enclosures from the west- and east-facing balconies, restoring access to the apartment’s outdoor space.

– Restoring the wooden window frames to match the building’s original frames, with the expectation that the entire condominium might adopt the same solution in the future.

– Redesigning the kitchen and bathrooms, giving them a new spatial and material quality.
